Flexible Office Space

The small offices are around 200sf each and have slots of windows in the elevation to provide glimpses of activity inside, but are not large enough to void the privacy of the interior.

Site Planning

This is much more to scale than the previous images. Each of the small program pieces are the flexible office space, the larger pieces are conference and group meeting flex space, and the large piece is the interactive gallery. Parking is along the road as it is existing, but slightly modified. The users can parallel park in front of their respective offices on a daily basis. Each program piece is placed in tension with the neighboring buildings to create a pathway to a between. The progression is important but I don't think it is as clear as I need it to be.

I like the second iteration better. The idea that the museum/educational/more public component is sort of a filter for those accessing the site from COSI and also can act as a billboard in both directions, yet will seem more diminutive from downtown and across the river. All public must enter the building whether to travel through it or within it. The bike path is maintained as a integral part of the site, or maybe it can be slightly rerouted through the site. Parking is an issue that needs to be looked at further.

Program: Integration

Not as successful as I thought, but I have begun to get ideas about the exterior. I think the program elements should express themselves individually and be differentiated. I also think that perhaps the larger elements should create sort of the core of the building and smaller elements should be on the exterior to create more visual interest.

Program: Stacking Diagrams

Initial studies of vertical relationships between program elements. The transparency and separateness of like program elements begin to encourage collaboration.

The center spaces (entry, gallery, conference, lounge, etc) create a vertical expanse of collaborative spaces. Office space is spread out over the top two levels. Each zone of open office space has restrooms and an area for individual projects.

I am thinking each of the spaces should be further broken down and integrated into the building.

I imagine programming the 20% space will become critical to the success of the project. In my view, the office spaces will have an equal square footage to the Idea spaces and will be interspersed throughout the building to allow for maximum collaboration. I think it is important the public have access to much of the buildings and the transparency of the open systems is prominent. Auditoriums for speeches and demonstrations, a gallery for display of ideas past and present, large conference rooms for impromptu group sessions.
